It’s said that good things come in small packages but what happens when would-be purchasers want titanic not tiny and bijou just isn’t big enough?
Selling a house or apartment lacking in square footage isn’t without its challenges. But, here at Redrose we happen to know a thing or two about making the most of even the most compact of homes.
With this in mind, we’ve put together our top tips for marketing a small home ready to sell.
De-clutter
Much of the advice that applies to selling a large home is relevant to a smaller property, including the removal of clutter. Stacks of newspapers, magazines and old post all distract buyers during viewings.
But, most importantly, they make a room feel smaller, which is the opposite of what you’re hoping to achieve. Keep ornaments to a minimum and put anything you don’t need in storage.
Mirror, mirror, on the wall
You don’t have to be a magician to create the illusion of size. A few cleverly hung mirrors will give the impression that a room is bigger than it is.
Ideally, hang them in areas that make the most of natural light, but don’t overdo it or your home will look like a hall of mirrors.
Remove large or bulky furniture
You may love your solid wood, chunky coffee table and oversized sofa, but do they make your home look even smaller? Plus, you don’t want potential buyers to struggle to navigate their way around your house or flat.
So if you want to create space, remove bulky or very large items.
Clean up
You can add to the appeal of your home by making sure it’s sparkling clean. And if you don’t have time to do it yourself, hire a cleaner.
Think about which features are likely to be most attractive to buyers and draw attention to them. If you’re unsure what your main selling points are, we can help. Our team can guide you through the whole process of selling your home.
Maximise natural light
Make the best use of the natural light available for a more spacious and brighter feel. Open curtains and blinds, and invest in soft lighting, especially in areas where natural light is limited.
Highlight the benefits of a small home
Big isn’t always better, so celebrate the plus points of living in a diminutive-sized property, such as less maintenance and cleaning, which means more time to do the things you love.
