The first stage in your property management journey will be advertising your property to prospective renters. We can advertise your property across all our marketing channels including emails to a database of thousands of renters; creating and positioning flyers to target renters in the local area; listing the property on Rightmove.  For the passing property footfall we will provide and install ‘To Let’ boards. This mix of advertising efforts can reach prospective renters via all available information sources to ensure that your property is getting the exposure and attention it deserves!

Sourcing Your Tenants

Redrose property management services will organise and hold all viewings of your property. Our knowledge of the local area and properties means our agents can show off your property’s full potential! Once viewings have taken place, prospective tenants will be subject to our set of criteria checks to ensure that they are suitable. These checks include credit, previous accommodation reference and ‘right to rent in the UK’ checks.

Legal documentation – Property Managment

Once tenants have passed our approval and have been approved by you, the landlord, we will then take care of all the necessary legal documentation. Legal documentation can be one of the more difficult parts of property management for a first time or busy landlord, and that’s why we will sort it all for you! This includes drafting of the Lease Agreement (Assured Shorthold Tenancy Agreement) and ensuring all parties sign it.

Advice

As part of our Property Management service, we can offer help and advice throughout all stages of renting. For example, the consideration of Health and Safety is critical when renting out your property to tenants and we will advise and assist in all areas of this. This can include keeping tabs on all health and safety matters and therefore being able to advise when aspects such as your gas safety certificate are due for renewal. We will also be able to recommend tenant’s and landlord’s insurance to the relevant parties. Having worked with many over the years, we can recommend the correct insurance policy for your property needs.

Property Maintenance

A large part of property management is within day-to-day maintenance. Before your selected tenants move in we will ensure that photos and videos are taken of the property’s current state. This means that there can be no dispute later down the line of the original state of the property, protecting your property and supporting the lease agreement. We can also arrange for regular property checks, sending an inspector around on agreed-upon dates to ensure the property remains in good condition for the duration of the lease. We have a bank of local, trusted traders we can call upon should your property need any maintenance. Being able to rely on trusted traders is an important aspect of property management as it can valuable save time and money.

Rent Collection

The most important part of renting out your property is collecting the rent. Our team uses a government-backed tenancy deposit scheme to protect your deposits which will protect both you and the tenant. We will also handle all aspects of rent collections. We can ensure that the correct amount is paid on the agreed-upon date and transfer this directly into your chosen bank account. Should the tenant miss a payment or pay late, we will get in touch with them on your behalf to chase this payment and keep you up to date on the status of the payment.
