Viewings

Tenant Selection

Each of our prospective tenants will pass through a set of strict criteria in order to assess their suitable to rent your property. These include credit, previous accommodation reference and ‘right to rent in the UK’ checks.

Legal documentation

After having passed our approval and being approved by you, the landlord, we will then take care of all the necessary legal documentation. This includes drafting of the Lease Agreement (Assured Shorthold Tenancy Agreement) and ensuring all parties sign it.

Advice

Matters of Health and Safety are critical when renting out your property and we will assist your management of this. For example, we will be able to advise when you gas safety certificate is due for renewal and we will also be able to recommend tenant’s and landlord’s insurance to the relevant parties.

Property Maintenance

In advance of the move in date, we will do a full inventory of the property including taking pictures of the current state. This will be agreed from all sides so at the end of the lease agreement there can be no dispute as to what state the house was in at the start of the contract. We will also be able to arrange any maintenance operatives who might be required throughout the duration of the lease from our bank of trusted traders in the event of any problems. We will also conduct regular property inspections to ensure good order is being maintained.

Rent Collection

We will ensure the tenant is enrolled in the appropriate Government Deposit Scheme to protect both parties and we will manage the collection of the rent on the due date and its transfer to the chosen bank account of the landlord. In the event of missed or late payment, we will be in touch with the client to chase and we will keep you updated as to the status of the payment
