Now is the time for you to show just how fabulous your flat or house is. We’ve put together this handy guide to help you through conducting a successful property viewing ‒ and to turn these viewings into a sale.
First impressions count
The outside of your home is the first thing potential buyers see when they arrive, so make sure it’s looking its best. Tidy the front garden, mow the lawn and move wheelie bins out of sight. A fresh coat of paint and a few carefully chosen plants may also help to create a welcoming first impression.
De-clutter
Not only does clutter make a room feel smaller and untidy, it distracts buyers and makes it harder for them to picture themselves living in your property. Store family photos and loose paper out of sight and keep ornaments to a minimum. Remember to empty the sink of washing up – and the drainer, too.
Clean, clean, clean
You don’t want to put would-be buyers off with a dirty home. So, roll up your sleeves and give your property a thorough clean. Or, if you’re pushed for time, hire a cleaner. And don’t forget those windows!
Maximise the selling points
Think about which features are likely to be the most appealing to buyers and show them off. If you’re unsure what your main selling points are, ask your estate agent for advice.

Spruce up your back garden
It’s not just your front garden that deserves attention, other areas, such as your back garden or yard also need to look their best. Cut the grass, get rid of weeds and rubbish and add a few potted plants for a more homely feel.
Last-minute preparations
On the day of a viewing, open your windows for a short while to let fresh air in. If it’s a cold day do this early so the property has time to warm up again.
Turn on the lights for each viewing to maximise light, and put away your pet feeding bowls. Maybe even ask a friend or relative to look after your four legged friend while you show people around. After all, not everyone is an animal lover.
During the viewing
Turn off the TV and the radio. Considering starting and finishing the viewing in the best room. Point out the features you want to draw attention to, but try to let your home do the talking as much as possible, and be ready to answer questions.
