Redrose Tenant Fees Schedule

For Assured Shorthold Tenancies (ASTs) signed on or after 1st June 2019

1. Permitted Payments

Holding Deposit (per tenancy)
One week’s rent. This reserves the property.
Please note: The holding deposit will be withheld if any relevant person (including any guarantor) withdraws from the tenancy, fails a Right-to-Rent check, provides materially false or misleading information, or fails to sign the tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or another deadline agreed in writing).

Security Deposit (per tenancy)
Five weeks’ rent. This covers damages or defaults during the tenancy.

2. Default Fees

Unpaid Rent
Interest charged at 3% above the Bank of England Base Rate from the rent due date until paid.
Please note: This will not be charged until rent is more than 14 days overdue.

Lost Keys or Security Devices
Tenants are responsible for the actual cost of replacing lost keys or security devices.
If locks need to be changed, the tenant will be charged for the locksmith, new locks and replacement keys for the tenant, landlord and any other required parties.
If additional time is required, there will be a charge of £15 per hour (including VAT).

3. Tenant-Requested Changes

Variation of Contract (Tenant’s Request)
£60 (including VAT) per agreed variation.
This covers landlord instructions and the preparation and execution of new legal documents.

Change of Sharer (Tenant’s Request)
£60 (including VAT) per replacement tenant, or any reasonable higher costs incurred.
This includes landlord instructions, new tenant referencing, Right-to-Rent checks, deposit registration and preparation of legal documents.

4. Early Termination & Client Protection

Early Termination (Tenant’s Request)
If a tenant wishes to leave the tenancy early, they will be liable for the landlord’s costs in re-letting the property, as well as rent due until the start date of a replacement tenancy. These costs will not exceed the total rent outstanding under the tenancy.
